The physical report survey takes approximately an hour for an average sized property and includes taking measurements, observing and collecting data from heating controls, loft insulation, boiler make and model and cavity wall filling, etc.
All inspection work is backed up by photographs for reference and referral, so please do not be alarmed by this as they are not for 3rd parties or a photography pack which displays the interior of your home. The Data Protection Act applies on all information so garnered.
Confusion with the Home information Pack and Energy Performance Certificate,
The Home information Pack statutory legal requirement was effectively, in large, abolished BUT the Energy Performance Certificate which had been part of the Home information Pack was retained and is still a mandatory legal requirement that needs to be performed if you're letting or selling a home.
The benefits of commissioning an Energy Performance Report, regardless of any legal requirement to have one, whether you are selling, renting or building a home for eventual rent or sale is that by consulting the E.P. report it will highlight or recommend how you can improve the ecological and carbon footprint and thereby personally saving you money by implementing the recommendations suggested within the report.
These can include something as simple and obvious as recommended specifications and type of loft insulation, cavity wall infill, temperature and central heating regulating systems etc. Where recommendations are implemented in full this could potentially save you between £80-£100 per annum.
